이번 사업의 성공 여부는 단순히 산업단지가 들어서는 것만으로 결정되지 않는다. 그것은 주민들의 삶의 질과 직결된다. 따라서 구미시와 구미도시공사는 산업단지 조성 전, 시세 차익을 노린 부동산 투기 세력에 대한 철저한 전수조사를 진행해야 한다. 이를 통해 불법적인 거래나 비정상적인 거래가 발견될 경우, 이를 즉시 차단하고, 정상적인 거래만을 기준으로 사업을 진행해야 한다. 이는 단순히 법적 문제를 넘어서, 지역 주민들의 신뢰를 얻고, 사업의 공정성을 확보하는 데 꼭 필요하다.

구미도시공사는 이미 부동산 시장의 이상 거래를 감정평가 과정에서 제외한다고 밝혔지만, 그만큼 신중함이 요구된다. 이미 일부 부동산 거래자들 사이에서 산업단지 개발에 관한 도면과 정보가 유출되었다는 소문이 돌고 있다. 구미도시공사 측은 이를 강력히 부인하고 있지만, 이는 단순한 우려가 아니라 실질적인 문제다. 사업이 아직 구체적으로 확정되지 않은 만큼, 정보 유출에 대한 철저한 점검이 필요하다.

However, when going along that path, it is important to keep in mind that thorough measures are needed to cut off the interest and participation of local residents and speculative forces.
